This home is for sale by owner.

It is located at 735 Washington Avenue, behind Fred Meyer on the corner of Cedar and Willard. You can see the side of it (and a little bit of the playground) from google maps right here.

Exterior southeast corner

The lamp post is fairly new; it's got a light sensor and comes on at dusk. The white fence on the south side there surrounds a window well. The entryway has several lights to keep it nice and bright during the night.

You'll probably notice the trim is missing from the bottom of the bathroom window there. There's nothing wrong with it, I just took it off to match it at Home Depot (because we've played with the idea of changing the trim color on the entire house). It's back on now.

Outside Playground

This playground belongs to our little community, so it is a private park and something we (and our kids) have loved. It's "Pirate Park," to them and it's wonderful to be able to let them go play at the playground and see them from the front room and front door. Right now we're in the process of replacing the ground cover there, so the tarping is a little exposed. Pretty soon it's going to have rubber bark (unless we decide to use something else).

The location is really pretty perfect. It's walking distance from both Yellowstone Avenue and Pocatello Creek Road, but without the noise or danger of being that close. There are a dozen restaurants just a few minutes-walk away. The elementary school and Alameda Park are close by. Still, it feels secluded, as the neighborhood parking lot is fenced off from all the roads, with entrances on Willard and Washington.


This is a birds eye view of our little community, courtesy of Bing maps (ours is the home on the "right" side of Willard third up from Cedar). We think we have the best location of all these homes. Not next to the playground, but close enough to see it out the front door/window. Not isolated, but with a pretty big chunk of back yard. Not on a corner, but not crammed between other homes either. Nobody has a window that faces right into ours, and our back yard is essentially ours... it doesn't open up to someone else's house. We also seem to have more parking space than everyone else, not only because our neighbor doesn't use the lot, but because it's long enough to double-park in.


Loft (looking south)

The loft is a great bonus room! Behind the reclining loveseat is a door that opens to storage space. The wall that the TV is mounted on is similar in design and could also be used for storage for anyone willing to cut a door in the drywall. This area could be used for a bedroom; we didn't need a fifth room so we have used it for a family room.

Kitchen


The appliances are all included. Electric stove/oven, newer dishwasher, great sized fridge, we would like to leave the microwave with the house as well. Plenty of cupboard/drawer space, and four outlets for all your kitchen electronics. The window looks right out to the tree in the backyard the kids love to climb.

Dining Room


Easy to clean hardwood floors. Sliding glass door that opens to back porch/i.e. the grill.

Living Room

Lots of natural light; not seen in this picture is a large round window at the peak of the vaulted ceilings. Track and recessed lighting in addition to overhead fan/lamp.

Master Bedroom

The master bedroom also has a sliding glass door that opens up to a patio and storage shed. The door also has a telescoping bar that allows you to open the door partway (if you like to sleep with some fresh air, for example) and lock it to keep it from opening further.

There are two closets in the master bedroom, one behind sliding mirrors.

Master Bathroom



This bathroom has a new overhead lamp/vent and shower head. Both bathrooms include an installed hotel-style tub rod that curves out, giving you a lot more space in the shower.

Recently repainted handrails. All the stairs are carpeted. There is a large window on the upper landing bringing in lots of sunlight.

Bedroom 2


This has been the boys' bedroom. There are a few things to notice. The first is the navy blue ceiling. With the light as the "sun," the planets are "orbiting," at scale distances, with the orbits chalked on there. We included Pluto, even though it lost its planetary status a few years ago. There are also glow-in-the-dark constellations up there. It's kind of hard to put those in the appropriate place given the two-dimensional rectangular surface, but we did our best. Then there's the world map, which is from National Geographic, and is wallpaper-glued to the wall. It has withstood our boys, so I think it's safe to say it's fairly durable. Finally, there is an HO-scale train that runs the perimeter of the room, tunnels out through the wall into the basement hallway, and then comes back just to the side of the door. All the wiring for this is hidden under tracks and inside the closet. The track sits approximately seven feet off the floor, because model trains aren't really designed to be played with by little hands. The control is mounted on the wall, high enough up that it is easily accessible to adult hands or kids that have something to stand on. The train is functional. A video of it operating from when I first installed it a few years ago can be seen here.

This bedroom has custom-designed wainscoting with a shelf about halfway up the wall.
This bedroom is the largest of the three downstairs and also has the largest closet which extends inside the length of the wall.

We've owned this home for four years. We love this house, but work is taking us out of Pocatello.

Compare the cost of owning to renting. This house is priced at lower than building cost. I used costbook.com and estimated this home with the lowest qualities to get a conservative value of $124,424 (report available on request). Your monthly payment will be less than an apartment half this size, and you'll be getting the numerous benefits of ownership at the same time.

Our monthly escrow payment (taxes, PMI, hazard insurance) have run us $201.55 per month. Yours would be even lower as interest rates are rock bottom right now.

Another option you may consider is using this property as rental income.  We rented it for $950/mo, and neighbors with identical floorplans have filled theirs for the same price for a couple of years now.  Our tenants just moved out.
